Rosen Systems, Inc. is a full service real estate appraisal firm. Our State Certified and MAI designated appraisers are noted for their appraisals of commercial and industrial real estate throughout the U.S. Clients have engaged us to value distribution centers, warehouses, medical office, retail, automobile dealerships, manufacturing, maintenance, office/tech flex space, and multi-family properties, as well as unimproved land. We also have vast experience valuing special purposes facilities including chemical and petroleum refining, processing and distribution facilities, food processing, cold storage, milling, assembly plants, lumber mills, steel mills, and foundries.

Our appraisal process involves an on-site inspection of the facility, a review of plans and surveys, and an analysis of the property within the context of market demographics in determining its highest and best use. Depending on property characteristics, data is compiled and analyzed on a local, state-wide, regional, or national basis and a determination of valuation approaches, (Sales Comparison, Income, Cost) to be employed is made depending on its applicability to the facility. A value conclusion is then made incorporating all of these factors and considering their effects on the property.
